Relax and enjoy FIRST FLOOR convenience with an expansive ocean view! Just steps from the pool! You will love the oversized balcony which overlooks the ocean and one of two wonderful 172' free-form pools (one heated to 80+ degrees!). You have complete balcony access and ocean views from both the living room and master suite! You don't even have to get out of bed to see and enjoy the ocean! Let the sounds of the waves lull you to sleep!

No worries about privacy, Calypso 'ropes off' the pool areas afer 10PM. You CANNOT see in the unit during the daytime (We've tried!). All you will see is the reflection of the palm trees and ocean shining back at you:) When closed, our custom draperies are very room darkening. The only problem is you may sleep too late to get up with the sun. The dolphins are most active in the morning!
FIRST FLOOR FLIP FLOPS is newly redecorated to give you a beach cottage feel and absolute luxury! We can accomodate nine, with king-size bed in the master suite, queen-size bed in the front bedroom on the left, bunk beds (FULL bed on lower bunk, twin on top) in the front bedroom on the right, and a new queen sleeper sofa with a new upgraded gel mattress.
Because your comfort is important to us, our fully equipped kitchen (granite countertops, of course) is stocked with all luxuries of home. Prepare your favorite dish, or blend yourself a Margarita at the wet-bar before heading off to Margaritaville, a few FLIP FLOPS away!
Mom says she is on vacation and doesn't plan to cook much No problem! There are many great restaurants in walking distance and a great carryout - THE EMERALD HUB - is just across the street.
We have menus in the condo, and often run across the street for carryouts to enjoy on the patio at sunset! Can't miss sunset!!!
Our unit offers a separate laundry room with new full-size washer and dryer. Being able to close the laundry room door means no laundry noise to interrupt your quiet time in the evenings :)
We have also installed extra storage cabinets - in the laundry room and above the wet bar - for your use.

You simply use the assigned code for admittance into the undercondo parking garage on the beach side - right under Calypso Resort Towers, and your VIP spot will be waiting for you! Our spot is right by the middle elevator / stairs, and the luggage carts, which you won't need if you take advantage of the 15 minute parking right out front our your first floor condo!

BOOK OUR CONDO! A $500 deposit will hold your dates, refundable if cancelled at least 60 days prior to your scheduled check in date,

HURRICANE POLICY:
If there is a storm or hurricane, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" . The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund any unused portion of rent. No refunds will be given for any other reason, including red flag water conditions.

CALYPSO RESORT TOWER 2-104 RENTAL AGREEMENT
This Rental Agreement requires your signature of acceptance. You must sign the Rental Agreement where indicated as “Lessee”, and print your name below your signature. Since you are the person accepting responsibility, be sure that all persons who will be sharing the facility with you are familiar with the rules and limitations pertaining to the facility.
CALYPSO 2-104 RENTAL AGREEMENT
Kerry Schrand-Rawe and Ryan Rawe, Lessors, lease to Lessee the lodging facility, Calypso Resort Unit 2-104, 15817 Front Beach Road, Panama City Beach, FL, 32413.

Check in time: 4 PM CST. Check out time: 9 AM CST.
RENT, CLEANING, TAX = TOTAL $_____________, PLUS $500 DAMAGE DEPOSIT.
This total is due at least 60 days prior to check in, and is 100% refundable if your reservation is cancelled at least 60 days prior to the scheduled check-in date, or 50% refundable if your reservation is cancelled at least 30 days prior to the scheduled check-in date. No refund will be given if you cancel less than 30 days prior to your scheduled check-in date. You have the option to purchase trip cancellation insurance if this is a concern. Late check out will result in loss of your damage deposit.
Damage Deposit: Your $500 deposit will be refunded within 14 days of check out, provided the condo is maintained in the same condition as it was found, reasonable wear and tear accepted, and no late checkout. Cooking areas shall be left as clean as they were upon arrival, and the floor swept clean of food crumbs. Failure to do so will result in additional cleaning or repair charges deducted from your damage deposit. Prior to your possession, we have taken a detailed inventory of the contents of the facility. Lessee agrees to replace or pay for losses, breakage or damage should such occur.
LIMITATIONS:
NO SMOKING, E-CIGARETTES, OR VAPOR PRODUCTS OF ANY KIND ARE ALLOWED IN THE CONDO OR THE BALCONY.
PETS: NO PETS ALLOWED.
AGE: We do not rent to under age 25 without parents or guardian present during the entire stay. Violations result in forfeiture of the deposit and eviction without refund.
WRISTBANDS: Lessee agrees to ensure that all (8) Calypso wristbands are to be left on the rack in the hallway, and agrees to pay a $50 replacement fee for each lost Calypso wristband.
MAINTENANCE: Lessee shall allow maintenance access to the property for purposes of repair and inspection. During your stay, promptly report all maintenance items and we will respond to them as soon as possible. Refunds are not made for inclement weather, lack of public utilities, the unavailability of private community amenities, mechanical failures or malfunctioning equipment. There is no guarantee that pool will be heated. These amenities are extras provided in addition to the condominium rental.
CONSTRUCTION: Construction and repair may be adjacent to or near this vacation rental property. You may reserve this property at a time when no construction or repair is nearby, but construction or repair could begin prior to your arrival or during your stay.
SECURITY: Lessor is not responsible for lost, stolen, or items left behind. Lock your car doors and keep the condo doors locked when you are away.
HURRICANE OR STORM POLICY: No refunds will be given unless the state or local authorities order a mandatory evacuation. We will refund any unused portion of your rent from the date that the authorities order a mandatory evacuation, until the order is lifted. If you are scheduled to arrive during a mandatory evacuation, we will refund the unused portion of your rent if you want to shorten your stay and come in after the mandatory evacuation order is lifted. No refunds for dates that there was no mandatory evacuation.
OCCUPANCY: To ensure your safety we cannot exceed the maximum occupancy of more than 8 persons permitted in or about the facility at any time. This includes persons of all ages (babies, children, adults) and visitors. If we determine that the number of permitted guests has been exceeded we will terminate this lease and ask you to leave the premises without refund.

This agreement shall be construed under the laws of the State of Florida and the venue for any litigation arising under this agreement. I am 25 years of age or older, I will be staying on the premises for the entire rental period and I have listed my guests and visitors above.
I HAVE READ THE FOREGOING AND AGREE TO ABIDE BY THESE RULES AND THE TERMS AND CONDITIONS OF THIS LEASE. IN ADDITION, I AGREE TO RELEASE AND INDEMNIFY KERRY SCHRAND-RAWE AND RYAN RAWE FOR ANY AND ALL LIABILITY FROM ACCIDENT OR INJURIES FROM USE OF CALYPSO RESORT UNIT 2-104.
