We are Terry & Sharon Campbell (aka Crabby & the Mermaid:) and we welcome you to Crabby's Custom-Designed Calypso Condo!
We are "retired" so our daughter Kerry manages our condo for us, but we are still "hands on" and just a phone call away if you need anything during your stay!
Helping others enjoy our little slice of paradise is the next best thing to being there!

Calypso Tower 3 was the first condo construction to take place in 10 years!  FINALLY OPEN FOR FAMILY FUNTIME!
Enjoy the huge zero entry pool with cabanas and beach access within 200 yeard.  
This family friendly resort is right next to Pier Park to make it the perfect place to spend your beach vacation.  
Tower 3's Resort common areas are smoke-free too, for your family's health & safety!
Tower 3 is comprised of 250 condos on 22 floors. The lowest condos are on the second floor!  CRABBY'S COVE - 210!
  
COVERED PARKING GARAGE
SCAN YOUR PRINTED PARKING PASS FOR ENTRY.
There is a Calypso Registration Fee of $60.00 per stay, paid online by our guests to the Calypso Resort Association which includes one parking pass.
Additional passes may be requested but cannot be guaranteed due to limited availability. Be sure to login to pay and print your pass in advance for seamless entry!

CHECK IN/CHECK OUT TIMES:
Check in time is 4PM, BUT there is good chance that you can have early check in. 
We text our incoming guests as soon as Crabby's Cove is cleaned and ready!  
Check out time is 9AM to give our housekeeper an early start.
So hopefully YOU can have early check in! Crabby will text you when the condo is ready!
We ask our guests to let us know if they leave before 9AM.

RENT IS DUE at least 60 days prior to check in, and is 
100% refund if canceled at least 60 days before your scheduled check in date, or
50% refundable if cancelled at least 30 days before your scheduled check in date. 
We require a signed Rental Agreement along with a copy of your Driver's License.

(Season runs from March thru October and would cost $50/day if we did not pre-pay for you!)
You will not forget the luxurious pool at Calypso Tower III.  The pool offers approxinately 8000 Square feet of surface with a geometric shape that holds about 204,000 gallons of heated water!  Guests have the benefit of year round swimming in the pool with easy zero-entry access at rhe southeast end and an island with two shade-protectred extensions at the northwest end for summertime enjoyment. 
A third floor "Walkover" connects Tower III and the garage to Towers I and II and take middle elevator to first floor where 543 feet of beachfront with sugar white sand beaches and the emerald green waters are waiting for you...

ABOUT OUR CONDO - CALYPSO 210
"We" are Crabby & the Mermaid AKA Terry & Sharon Campbell.
We have waited for this condo since it was proposed back in 2002!  It is finally a reality, and has far exceeded our expectations!  YAY!
We have completely furnished and decorated our dream condo in Tower III, and are happy to share it with you.

Our one-bedroom sleeps 6 with twin bunkbeds in an alcove off the hallway.
Two full baths. One off the hallway with tub/shower, and the Master Bedroom has a walk-in glass door shower with built-in seat. 

Sleeping Quarters:
KING BED - Sleeps 2 (Master Suite) with private bathroom BIG TV!
TWIN BUNKBED - Sleeps 2 (Custom Built by Crabby himslef:) across hall from guest bathroom
QUEEN SLEEP SOFA - Sleeps 2  with 6" upgraded mattress BIG TV!

OCCUPANCY: To ensure your safety we cannot exceed the maximum occupancy of more than 6 persons permitted in or about the facility at any time.
This includes persons of all ages (babies, children, adults) and visitors. 

2 BIG SCREEN TV'S:
GREAT ROOM is the largest of the 1-bedroom models with plenty of room for the 70" Samsung TV wall-mounted with swivel mounting. 
Master TV has a 50" Samsung TV - wall-mounted with swivel mounting.  Both TV's were professionally installed by the Geek Squard!

KITCHEN / BREAKFAST BAR / BARSTOOLS / TABLE & CHAIRS
All new Stainless Steel GE Appliances and White Quartz Countertops.
Refrigerator with ice maker and door dispenser.
You won't be "Crabby" here because the Mermaid has supplied everything you will need for meal preparation with all the comforts of home.
Keurig, drip coffeemaker, blender, crock-pot and more!
Good news for mom;  You can walk to more restaurants than I have room to list here.  Google "Pier Park" restaurants and pick your favorite.  
Choosing where to eat should be the hardest decision you will make all week!  
Crabby's Mermaid has provided a WELCOME BOOK with our favorite places to eat and "things to do"  for your convenience!

You will spend a lot of time out here.  We provide comfortable paddedf cushions for the chairs and chaise, because you will want to spend a lot of time enjoying our super-deep balcony.  
Our spacious balcony is shaded most of the day, where you can relax and enjoy watching everyone at the pool, tiki bar and hot-tub!  It is deep enough to enjoy the balcony even on a rainy day!
This is Grandma's (the Mermaid:) perch, I plan to spend many happy hours on this balcony watching my grandchildren splish-splash away!

CRABBY'S & the MERMAID'S "NO-NO's"
No smoking, vaping, or e-cigarette in Crabby's Cove. NOT EVEN ON THE BALCONY!
No pets. Grandson is highly allergic, please do not ask Crabby to make an exception.
Minimum age of primary renter is 25..
We do not rent to anyone under age 25 without parents or guardians present the entire stay.
Only registered guests are permitted in our condo. Maximum occupany is 6 persons.
Violatiions will result in forfeiture of the deposit and eviction without refund.
Only registered guests are permitted to use the Tower III Calypso Resort amenities.
CALYPSO RFID WRSITBANDS must be worn when enjoying the pool areas and workout facilities.
The special RFID wristbands will open the security gates to the pool areas and Calypso's beach access!
$50 replacement charge for lost/missing wristbands.
PLEASE let us know immediately if there are not 6 on the Crabby rack when you arrive!

Daughters Kerry & Pam own units in Towers I and II and are thrilled that we added a beach home-away-from-home in Tower III. We can now accomodate our entire crew at Calypso!
The Mermaid (me/mom/grandma) has retired from the rental part of vacation condo ownership and am beyond thrilled that Kerry will be taking good care of our guests, with Pam as her backup!  
You simply could not be in better hands!  This is a family affair and a labor of love.
We are lucky to have an amazing housekeeper, who has taken good care of our Calypso Guests for over 10 years!  

Rates are frequently adjusted and subject to change until your booking is confirmed, and do not include cleaning and tax. You will also pay a Calypso
Registration Fee, which includes parking for one vehicle, and is paid directly to CALYPSO.  Our rates INCLUDE (seasonal) BeachChair/Umbrella Setups!

"Crabby" hand crafted the Bunkbeds and the King Headboard. He used logged timber from our Kentucky farm and designed the unique "live edge" look for the beds.

DOLPHIN'S COVE 3-305 is on the 3rd floor - conveniently located directly across from the Calypso Parking Garage short walkover to Tower III.
It could not get any easier for you to load/unload!
MERMAID'S COVE 3-1004 is on the 10th floor and sleeps 4 with the Master Bed overlooking the Gulf of America!
Bring the whole family....between our 3 condos in Tower III we can sleep a total of 16!

FRIENDLY REMINDERS OF CALYPSO TOWER III RULES & REGULATIONS:

POOL:
HOURS OF ENJOYMENT 9AM - 10PM
Glass is prohibited in the pool area.
Children under 16 must be supervised by an adult.
Flotation devices, balls, noodles, and similar objects are not allowed in the pool area.
Babies must wear swim diapers.
Appropriate swimming attire is required in the pool area. Denim shorts and thongs are not appropriate.

BEACH ACCESS:
TOWER III Guests may use the Tower I and II beach access, which is located on the ground level in the center between Towers I and II.
Public Beach Access 53 is conveniently located to the West of Tower II.   TWO RESERVED BEACH CHAIRS & HUGE UMBRELLA AWAIT YOU!

GYM:
HOURS OF ENJOYMENT 9AM - 10PM
Children under the age of 16 just be accompanied by a parent.
Non-slip athletic shoes, shirts, and approriate attire must be worn.
Equipment must be wiped down/sanitzed after use.
Wear your Tower III Calypso wrist band.

PARKING
Loading and unloading zones are the paved parking areas at the entries of Calypso Tower III.
You can park here for 15 minutes - which is plenty of time for Crabby's 2nd floor condo guests to load up!

BEFORE YOU ARRIVE:

We will email a link to PURCHASE ($60 per stay) and PRINT your parking pass from the Calypso Towers 1 & 2 HOA. 
You will need to scan the printed pass for entry into the covered garage.
You also need to scan the printed pass to EXIT the covered parking garage. 
You will need to DISPLAY THE PARKING PASS on your dashboard to park in the Calypso parking garage or around the perimeter.
Unauthorized vehicles are subject to being towed at the owner's expense.

LUGGAGE CARTS
Carts are located on level 3 of the parking garage.  Level 3 of the Calypso parking garage offers crossovers to Calypso Towers 1, 2, and 3.
A driver's license may be required to secure a luggage cart.

WRISTBANDS must be worn at all times to ensure your safety and privacy at the resort. $50 Charge for lost wristbands.
TRASH - Please place bagged trash in the North or South trash chutes located on the far ends of each floor.
NO SMOKING OR VAPING in our condo, the balcony, and Calypso's pool and common areas, including the TIKI BARS. CALYPSO III is a 100% SMOKE FREE RESORT!
NO PETS:  Guests are not permitted to bring pets.  
DO NOT ALLOW ANYTHING TO DROP OR BE THROWN FROM THE BALCONY. IT IS A FELONY IN FLORIDA AND YOU COULD BE ARRESTED AND EVICTED.
We do not assume responsibility, directly or indirectly, for any loss, damage, or injury to personal property or person in connection with your stay.  
Personal property and personal effects are at all times the sole responsibility of the guests and cannot be used against the owner in the court of law. 
 
SPRING BREAK

Our Calypso HOA mandates that you must be 25 to book our condos.
College students are welcome with parents who are staying with them the entire rental period.

We want your stay to be pleasant one!
It's as easy as One, Two, Three - but it IS required of every Calypso guest.

1) PURCHASE ($60 per stay paid online directly to the Calypso HOA) and PRINT YOUR PARKING PASS AT HOME!
You MUST have your PRINTED PARKING PASS when you arrive at the garage.

2) SCAN the PRINTED PARKING PASS to raise the gate and enter the garage.

3)  DISPLAY the PRINTED PARKING PASS in your vehicle's dashboard while parked in CALYPSO'S GARAGE or CALYPSO RESORT'S OUTSIDE PARKING. Failure to display the PRINTED PASS could result in your vehicle being towed at your expense.  

NOTE: This is regrettable when it happens, but because of our perfect location, non-authorized vehicles have been known to park in Calypso's garage while at the beach or Pier Park. Your PRINTED PARKING PASS will let our Calypso Security Team know that you are an authorized guest!

TOWER III at CALYPSO 3-210 RENTAL AGREEMENT

This Rental Agreement requires your signature of acceptance. You must sign the Rental Agreement where indicated as “Lessee”, and print your name below your signature. Since you are the person accepting responsibility, be sure that all persons who will be sharing the facility with you are familiar with the rules and limitations pertaining to the facility.

CALYPSO 210 TOWER III RENTAL AGREEMENT
Terry and Sharon Campbell, Lessors, lease to Lessee the lodging facility, Tower III at Calypso Resort, Unit 3-210, 15928 Front Beach Road, Panama City Beach, 32413.

RENT, CLEANING, FEE, TAX = TOTAL $________________, PLUS DAMAGE DEPOSIT.
This total is due at least 60 days prior to check in, and is 100% refundable if your reservation is cancelled at least 60 days prior to your scheduled check in date. 50% of your payment will be refunded if you cancel at least 30 days prior to your scheduled check in date.  No refunds within 30 days of your scheduled check in date.  You have the option to purchase trip cancellation insurance if this is a concern. 

Damage Deposit: Your deposit will be refunded within 14 days of check out, provided the condo is maintained in the same condition as it was found, reasonable wear and tear excepted, and no late checkout. Cooking areas shall be left as clean as they were upon arrival, and the floor swept clean of food crumbs. Failure to do so will result in additional cleaning or repair charges deducted from your damage deposit. Prior to your possession, we have taken a detailed inventory of the contents of the facility. Lessee agrees to replace or pay for losses, breakage or damage should such occur.

LIMITATIONS:
NO SMOKING, E-CIGARETTES, OR VAPOR PRODUCTS OF ANY KIND ARE ALLOWED IN THE CONDO OR THE BALCONY.
PETS: NO PETS ALLOWED.
AGE: We do not rent to under age 25 without parents or guardian present during the entire stay. Violations result in forfeiture of the deposit and eviction without refund.

WRISTBANDS: Lessee agrees to ensure that all (6) Calypso wristbands are to be left on the rack in the hallway, and agrees to pay a $50 replacement fee for each lost Calypso wristband.

MAINTENANCE: Lessee shall allow maintenance access to the property for purposes of repair and inspection. During your stay, promptly report all maintenance items and we will respond to them as soon as possible. Refunds are not made for inclement weather, lack of public utilities, the unavailability of private community amenities, mechanical failures or malfunctioning equipment. There is no guarantee that pool will be heated. These amenities are extras provided in addition to the condominium rental.

CONSTRUCTION: Construction and repair may be adjacent to or near this vacation rental property. You may reserve this property at a time when no construction or repair is nearby, but construction or repair could begin prior to your arrival or during your stay.

SECURITY: Lessor is not responsible for lost, stolen, or items left behind. Lock your car doors and keep the condo doors locked when you are away.

HURRICANE OR STORM POLICY: No refunds will be given unless the state or local authorities order a mandatory evacuation. We will refund any unused portion of your rent from the date that the authorities order a mandatory evacuation, until the order is lifted. If you are scheduled to arrive during a mandatory evacuation, we will refund the unused portion of your rent if you want to shorten your stay and come in after the mandatory evacuation order is lifted. No refunds for dates that there was no mandatory evacuation.

OCCUPANCY: To ensure your safety we cannot exceed the maximum occupancy of more than 6 persons permitted in or about the facility at any time. This includes persons of all ages (babies, children, adults) and visitors. If we determine that the number of permitted guests has been exceeded we will terminate this lease and ask you to leave the premises without refund.

PARKING: Calypso Resort’s covered parking facility requires parking pass that must be PURCHASED ONLINE and printed in advance to scan at the gate for touch-free entry. This pass must be displayed on your dashboard to show that you are authorized to park in the garage. Unauthorized vehicles may be towed at the owner’s expense, so it is very important that you PRINT AND DISPLAY YOUR CALYPSO PARKING PASS.
